Perception of Value

Whether a home is a newly constructed, architectural-masterpiece with all of the “bells and whistles” or a “tear-down/fixer,” ultimately… the sale will come down to the perception of value.  A gap between the buying pool’s perception of value and a seller’s “opinion” of value/list-price will likely cause the property to languish on the market.  Value creates demand, which influences price.  Strategic “energy-pricing” typically generates demand and significantly influences price in the favor of the seller.
